The Potter St Rehab Project Is Underway!
The Before Picture
A Slow Beginning
The Potter St rehab project was off to a slow start! Other projects delayed our start on this one. We had hoped that the Potter was going to be a real quick moving project but took more planning than we anticipated. Some of our contractors also had delays on their end as well. One of the challenges we face is attempting to keep as much of the original character as possible while still producing a product with modern updates and efficiencies.
Where To Go From Here
We have big plans for this house. The exterior needs numerous repairs, plus a full cleaning and paint. Every window needs to be replaced with thermal pane double hung windows. Victorian homes are beautiful, but can be costly when it comes to heating in the winter. The new windows will greatly increase the efficiency of this home and the blown in insulation should make a huge difference in the future owner’s home heating cost. Currently, the whole house is heated by electric baseboard. Although electric baseboard is “efficient,” the cost of electricity makes heating a home like this an expensive proposition. Because we could never sleep at night rehabbing a home like this and leaving electric heat, we have plans to replace the heating system with a brand new high efficiency system. The kitchen and bathrooms will receive our popular remodeling treatment as well.
An In-Law Apartment
This Potter St rehab project has a total of three floors, with the third floor being an in-law apartment. This will be a popular feature for people that have family or friends visiting often, or for those who have family that wants to live close. There are few homes on the market with this feature so this is will be sure to fulfill that need for a buyer!
